This is a demo. Three invented properties, so you can look around the whole app without signing in. The figures are worked out by the real thing, and nothing you do here is saved.

In testing: not ready for real tenancies yet. Want to help test RentGuide? Email hello@rentguide.co.nz.

Property settings

The address, rent and dates every other section calculates from. Changing them here changes what RentGuide shows everywhere.

Tenancy details

Weekly rent

$495.00 a week, paid weekly

Changed with Adjust rent, which records the date it changed so earlier weeks keep the rent they were.

Your own estimate. Used for the gross yield figure only, and left out of it entirely when blank.

Leave blank for a periodic tenancy.

Setting a past date marks the property vacant.

Leave blank if the rent has not gone up during this tenancy. The next increase can take effect no sooner than 12 months after this date, or after the tenancy start if blank.

Tenants

Who is on this tenancy. Email consent is managed separately, under People.

    + Add a tenant

    Start a new tenancy

The last tenancy is archived below. A new one starts with no tenants and no bond recorded, because a new tenancy is new people and new money.

    Type of tenancy *

The previous tenants and bond details are cleared. Rent records, documents, inspections and the tenancy log stay on the property, each with its own date.

    Who the landlord is

The name that appears as the landlord on agreements, notices and bills. It should match who owns the property.

Not set. Documents use your account name, Sample Landlord.

    + Add an owner
    Who owns the property

The full name of each owner, or each trustee for a trust, one per line. Not needed for a company.

For a company, its legal name as registered, not a trading name.

A physical address in New Zealand where notices can be delivered, ideally one that still works after the tenancy ends. A company can use its registered office.

An owner is saved to your account, so a company or trust with several rentals is entered once and chosen on each. If the property has actually changed hands, that is a change of landlord, which has its own rules on tenancy.govt.nz.

    Where tenants pay bills

Printed on every tenant bill, so the tenant pays you directly. RentGuide never receives the money. Rent is not affected.

    Inspection schedule

How often you intend to inspect. There is no legal minimum inspection frequency: the Act limits how often you may enter, not how seldom. Recording an interval here only changes when RentGuide reminds you.

An insurer's requirement is a term of your policy, not legislation. RentGuide records which it is so a reminder never reads as a legal deadline.

    Tenancy eligibility

Whether this is a standard residential tenancy that RentGuide supports. It decides one thing: whether RentGuide's agreement is the right document for this tenancy. Rent, bond, inspections and maintenance do not depend on it. Answered once per tenancy, and reviewable here at any time.

What kind of tenancy is this?

Not every living arrangement is an ordinary residential tenancy, and the rules differ. Boarding houses, service tenancies and rooms let in the owner's own home all work differently, and some arrangements sit outside tenancy law entirely. Answering these tells RentGuide whether its tenancy agreement is the right document for this tenancy. Your rent records, bond deadlines, inspections and maintenance do not depend on it and keep working either way.

    Standard residential tenancy

We do not know yet what kind of tenancy this is.

Answer the few questions about the arrangement so RentGuide can tell whether its rules and documents are the right ones for it.

    Your data

Everything RentGuide holds for this property, as CSV files you can open in a spreadsheet. Private notes are deliberately left out.

    Delete this property

This removes the property and everything recorded against it: tenants, rent records, bond history, documents, inspections, maintenance and your private notes. It cannot be undone, so download your data first if you may need it.
