Change how rent is counted

To change between weekly and fortnightly, use Adjust rent under Rent history, so the date it changed is recorded.

Rent is counted from Friday, the day the tenancy started. Choosing a different due day is not available on this deployment yet.

Rent increases

NZ law allows a rent increase once every 12 months, counted from the tenancy start or the last increase.

Eligible now. The earliest permitted date was 2 Oct 2026, and it stays eligible until an increase is actually given.

Measured from the last recorded rent increase, which took effect on 2 Oct 2025.

Draft a rent increase notice

Rent history

Each week is charged at the rent in force that week, so a change here does not alter what was owed before it.

A rent increase on 2 Oct 2025 is recorded, but not what the rent was before it, so the weeks before that date are still charged at today's rent. Use Adjust rent to enter the earlier rent from 25 Apr 2025, then the current rent from 2 Oct 2025.

$650.00 a week, paid weekly, since the tenancy started 25 Apr 2025. No change has been recorded.

+ Adjust rent

Record a change once it has taken effect. An increase is charged from its own date. A change between weekly and fortnightly starts with the first rent period that begins on or after it. To correct a figure, enter what it really was from the same date: the earlier entry stays here, marked as replaced. To undo a change entered on the wrong date, enter the rent that applied before it, from that same date.

Rent statement

One row per week, newest first. Money is applied to the oldest week still owing, in the order it arrived, so a late payment shows against the week it paid for. Payments from an earlier tenancy are not counted here; they are in the Timeline.

Corrections

A payment is never deleted. If one did not really arrive, or money went back to the tenant, record that here: the original stays on record beside the correction and its reason.

Set an opening balance

For a tenancy that was already running when you started recording rent here. Say where the rent stood before the rent due on a date: the ledger then starts from the week containing that date, and payments for earlier weeks are treated as already counted in it. This is your own statement of the position.

Rent agreements

A record of what you and the tenant agreed about rent: a temporary reduction, a rent holiday, a permanent reduction, an abatement, or a plan to repay arrears. RentGuide records it and reminds nobody. The law expects each one in writing, signed by you both, with a copy given to the tenant before it starts (section 13B of the Residential Tenancies Act).

Temporary reduction or rent holiday
Which

When it ends: fill in one. Without an end, going back to the old rent would count as a rent increase needing 60 days' notice (section 24A).

Agreed with
Abatement

Where part or all of the home is destroyed or unusable through no breach by the tenant, the law reduces the rent (sections 59 and 59A). Record the reduced rent you agreed and when it ends, usually when the home is put right.

When it ends: fill in one. Without an end, going back to the old rent would count as a rent increase needing 60 days' notice (section 24A).

Agreed with
Permanent reduction

A lower rent with no end. It goes into the rent history from its start date. Going back up later is a rent increase, with written notice and the 12 month rule.

Agreed with
Payment plan

The four things an agreement to repay a debt needs, as Tenancy Services' FastTrack Resolution puts it. Record only: nobody is reminded, and the arrears stay what they are. Each payment is recorded as an ordinary payment.

Good to know

  • How often can rent go up?

No sooner than 12 months after the tenancy started, and no sooner than 12 months after the last increase, with at least 60 days' written notice.

    Tenancy Services on increasing rent
  • Why record who paid?

In a joint tenancy the rent is one amount, but it often arrives as separate payments. Recording who sent each one shows who is short, instead of only that the rent is.

Give each tenant their payment reference from the People page. Imported bank lines that carry it are attributed automatically.

  • Is a water charge part of the rent?

No. RentGuide keeps water charges apart from rent, so they never count toward or against rent arrears.
