Printable inspection forms

Blank forms to print and take with you. Free, no account needed, and yours to use whether or not you use RentGuide. Each one has a space for every room, the same four condition ratings, and room to write what you saw.

  • Ingoing inspection form

The condition of the property at the start of a tenancy. This is the one an outgoing inspection gets compared against, so it is worth doing thoroughly: it is what a bond argument usually turns on.

  • Routine inspection form

A check during the tenancy. Lighter than the other two, for recording what has changed and anything that needs repair.

  • Outgoing inspection form

The condition at the end of the tenancy, compared room by room against the ingoing report. Fair wear and tear is not damage.

Before you go

  • A routine inspection needs at least 48 hours' written notice, and the notice cannot be more than 14 days ahead.
  • Inspections can happen between 8am and 7pm.
  • A property can be inspected at most once every 4 weeks.
  • Photograph the property, not the people. Avoid tenants, visitors and anything personal of theirs.
